Design Principal

Under the direct supervision of the Director of Development, this position is broad ranging across strategic activities including but not limited to masterplan design management, community engagement, site selection planning, design feasibility & due diligence, entitlement and design consultant management, internal and external communication materials creation, design standards development, cross-departmental project programming facilitation, renovation design management, and oversight of 3rd party project delivery. The Everett Housing Authority owns, operates and maintains over 1583 units of housing for seniors, disabled/handicapped and low-income families within the City of Everett. In addition, EHA received a NAHRO’s National Award of Excellence for a new 20-unit development serving survivors of domestic violence. _As a **Design Principal** at the Everett Housing Authority (EHA), you will:_ * Lead and manage community engagement & design process for masterplanned development(s); * Lead and manage the development of design standards and product prototypes across a wide array of development models; * Assist in the iterative technical capacity and digitization of design & development workflow; * Assist in the selection, appointment and management of project design consultants; * Liaise and develop relationships with design team, general contractor, and sub-consultants; * Assist in the negotiation of project design fees, scope of work, terms and conditions; * Lead the design team in value management and engineering exercises; * Determine, define and monitor entitlements, design schedules, and deliverables; * Implement design review cycles & constructability standards during proposal development and design development; * Review design and contract documents to ensure compliance with internal and external client requirements, economic feasibility and constructability of project design; * Monitor and review design consultant performance; * Manage select development projects to ensure compliance between design, construction and development requirements and provide liaison between design, construction, and operations teams; * Assist in the implementation of a market design & branding strategy with guidance from manager as required; * Create presentation and communication materials for education & engagement across internal, community, and commercial stakeholders; * Assist in the management of select development projects with development partners and/or the support of external consultants – from land acquisition through entitlements, design, construction, leasing, property management and disposition; **_REQUIRED EDUCATION AND EXPERIENCE_** **:** * Relevant post-secondary education in Architecture; and, * 15 or more years of direct experience in architectural project management or real estate development, with design lead experience; and, * Principal experience preferred; extensive client/investor interface experience **_REQUIRED KNOWLEDGE, SKILLS, AND ATTRIBUTES:_** * Architecture design firm business and project management; * Multifamily and mixed-use architecture, engineering, & design programming; * A self-starter who can manage the required functions with limited oversight; * A strong desire to wed high standards with purpose and a sense of humor; * Highly collaborative by nature, with the willingness to approach every project with creativity; * An innate desire to produce meaningful work with strong design skills; * Detail and task-oriented with a passion for excellence. **_REQUIRED ABILITIES AND COMPETANCIES:_** **_Required abilities:_** _To be successful at the Everett Housing Authority in the Development Department, you will have the following qualifications and experience:_ * Experience in managing the design management process from inception to project handover of large projects, preferably in mixed-use multi residential projects; * Knowledge of and experience in design, construction administration, and design firm business management; * Passion for design and housing with a proactive and independent nature including strong analytical, planning, negotiation and problem-solving skills; * Keen insight and analytical capabilities coupled with business acumen, including the ability to lead the design feasibility & due diligence evaluation of diverse acquisition opportunities; * A demonstrable understanding and technical proficiency in some of the current leading architectural and graphic design digital platforms such as AutoCAD, Autodesk Revit, Adobe Illustrator | InDesign | Photoshop, SketchUp, Bluebeam, Navisworks, Autodesk Building 360, and like tools.
